Common buyer questions

How much can I realistically afford?

Lenders typically allow a bond repayment of up to about 30% of your gross monthly household income. A bond pre-approval gives you a reliable figure before you start viewing.

Do I need a deposit?

Not always, but a deposit (often 10% or more) can improve your chances of approval, lower your repayments and help you secure a better interest rate.

What costs are involved in buying a property?

Beyond the purchase price, budget for transfer duty, conveyancing fees, deeds office fees, bond registration costs and moving expenses.

What happens after my offer is accepted?

Your offer becomes a binding agreement. You then apply for (or finalise) your bond, meet any suspensive conditions, and the conveyancers begin the transfer.

How long does the transfer process take?

Transfers usually take around 8–12 weeks from bond approval, depending on the conveyancers, the bank and the deeds office.

What happens if my bond application is declined?

If your offer is subject to bond approval, a declined application normally means the sale falls away. We can help you explore other lenders or options.

Can I make an offer below asking price?

Yes. We will help you understand recent comparable sales so that your offer is realistic and well motivated.

What should I look for when viewing a property?

Look beyond finishes: check the condition of the roof, plumbing and electrics, natural light, noise, security and how the home fits your plans.

Should I buy before selling my current home?

It depends on your finances and risk appetite. An offer subject to the sale of your current home is possible, and we can talk through the trade-offs.

What happens on registration day?

The property is registered in your name at the deeds office. Your conveyancer will confirm registration and you can arrange to collect the keys.
